July was approaching and the homeowner experienced a life-change and wanted to sell the home he purchased at a great price, with Tim’s help, just two winters ago. The neighborhood had experienced a healthy shot of appreciation since he bought it, and he was hoping to liquidate the newly acquired equity. But the house looked pretty much exactly as it had when he bought it, and was still in need of a facelift.

Tim identified the “target” buyer, most likely to pay top-dollar for the home, as a younger purchaser seeking something that would be an expression of their style, who did not want a ‘fixer-upper.’ Tim brought in one of his staging partners and they devised a way to highlight the home’s generous spaces and give the property a little more modern vibe while maintaining its warmth and character. The paint color choices were key, and worked out great. The staging company furnished the main floor for the seller to ensure that the look would be seamless. The home was not ready to show until late July and the market seemed to be slowing a bit, yet the home still sold very quickly, over list price, in multiple offers
